Basic Rental Qualifications

  • The lease start dates occur within 21 days of approval.
  • Gross income must be a minimum of 2x the rent.
  • If FICO score is lower than 600, a premium of 10% may be added to the rent at the owner's discretion. (We do not average scores; every individual must meet the baseline of 600.)
  • There is an application fee of $55 per occupant aged 18 or older. Completed applications are considered on a “first-come, first-served” basis.
  • If pets are allowed, NBRE limits each home to 2 pets total. $35 per month, per pet, and a $300 pet deposit, per pet, is due and payable.
  • We collect a security deposit equal to one month’s rent for all new leases. Resident pays for all utilities including electricity, gas/propane, trash, sewer, water, and internet.
  • Estimated total does not include utilities or conditional fees such as pet fees, Resident Benefit Package, credit card processing charges, or similar items. Please refer to the Lease for a full list of applicable charges or ask your Leasing Agent.
  • Required Monthly Resident Benefit Package of $45 Includes: $100,000 Liability Insurance, $10,000 Renter’s Content, $25,000 Dog Bite Coverage, $3,000 ALE Coverage, Air Filter delivery, On-Time Rent Reporting to Credit Bureaus and ID Theft Protection. Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide New Beginnings Real Estate with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides New Beginnings Real Estate with a PTSR New Beginnings Real Estate is prohibited from a) charging Applicant a rental application fee; or b) charging Applicant a fee for the Landlord to access the use of the PTSR.

While New Beginnings Real Estate does accept compliant portable screening reports as defined by HB23-1099, which would result in no application fee being required (or possibly an application fee refund), we do still require that all tenants complete our application (click APPLY next to any property on our list of properties). Additionally, you will be deemed qualified (or not) based on the screening information/data provided on our independently pulled report, not based on information/data on your PTSR. Please note that bona fide and compliant portable reports MUST come directly from the consumer reporting agency.
